Avondale Estates is located approximately seven miles east of downtown Atlanta and was founded in 1924 by George Francis Willis, who purchased the entire village of Ingleside to create a planned community. The city was named after Stratford-upon-Avon, England, birthplace of Shakespeare. Downtown buildings were designed in a Tudor style to reinforce this image, as were many of the houses in the city. Community amenities such as a lake, tennis courts, clubhouse, and a swimming pool were built for residents. It was also the birthplace of the Waffle House chain; the first restaurant opened in the city in 1955. Today Avondale Estates is a picturesque historic city with a small town feel where a traditional neighborhood shares a wonderful setting with a healthy, vibrant downtown area. Residents here enjoy a charming, gentle pace of a small town and neighbors go out of their way to get to know each other and make time to greet fellow residents and friends.

Originally developed around 1910 as Atlanta's first country club neighborhood, Brookhaven, located on the northern edge of Buckhead is an enclave of large, elegant Tudor, Colonial, Georgian and English cottage homes. Lush landscapes, beautiful arrays of gardens, and meandering streets are indicative of Brookhaven. In the 1980s, this area was placed on the National Register of Historic Places. Solomon Goodwin, the area's first white settler, homesteaded this area in the early 1830s. The Goodwin home and a small graveyard at 3931 Peachtree Road were once a landmark for Federal troops closing in on Atlanta during the Civil War. The home is the oldest existing house in DeKalb County. Home to the elite Capital City Country Club on East Brookhaven and Club Drive; the area surrounding the golf course is a mecca for walkers, joggers and bike riders. Minutes away from Buckhead's nightlife, the theatre, divine eateries and the shopping experiences of Perimeter Mall, Lenox Square and Phipps Plaza. This neighborhood is a haven for the established and upwardly mobile professional. The area also provides easy accessibility to all major expressways and Brookhaven and Lenox Marta stations.

Buckhead acquired its unusual name from a long-gone local tavern that prominently displayed a large stuffed buck's head. The community was annexed by Atlanta in 1952, following an earlier attempt by Mayor William B. Hartsfield in 1946 that was voted down by residents. The main east-west street is West Pace's Ferry Road, named for a former ferry across the Chattahoochee River. Hardy Pace, one of Atlanta's founders, operated the ferry and owned much of what is now Buckhead, and as far west as Vinings. The main north-south street is Peachtree Road, which extends south into the heart of the city as Peachtree Street. This name change is significant in that it defines a border between Buckhead and midtown. The area north of Buckhead, beyond the Atlanta city limit, is Sandy Springs. Buckhead is one of Atlanta's most important business districts, and includes Atlanta's wealthiest neighborhoods, with the Georgia Governor's Mansion, a part-time residence of Elton John, and the Atlanta History Center with its museum and library. Buckhead was also the home of golf legend Bobby Jones until his death in 1971. Although there are some moderately priced homes in the area, the price of most homes and condos starts at around $500,000 and extends well beyond $10,000,000.Buckhead is also one of the major shopping areas in the Southeast, where shoppers spend in excess of $1 billion a year. The primary shopping district comprises Lenox Square and Phipps Plaza. Located diagonally across the street, these sister malls together feature more than 350 shops and boutiques, including Gianni Versace, Jimmy Choo, Abercrombie & Fitch, and Club Monaco. Many affluent and famous people have stayed in one of Buckhead's several luxury hotels, which include the InterContinental, the JW Marriott and the Ritz-Carlton. The area also includes more modest lodgings, as well as many restaurants, bars, and nightclubs. Local residents often refer to Buckhead the "Beverly Hills of the South", and Robb Report magazine has ranked it one of the USA's "10 Top Affluent Communities" for "some of the most beautiful mansions, best shopping and finest restaurants in the southeastern United States".

Situated just east of downtown Atlanta, Cabbagetown is a historic community, originally founded to support the Fulton Bag & Cotton Mill. It was the presence of the mill which formed the backbone of this community until its closing in 1977. Cabbagetown began as a series of one story homes built by Jacob Elsas, the mill owner, to house the workers who drew their living from his enterprise. . For years, this town has been known as Atlanta's oldest industrial settlement, and many of the original homes are still standing on Cabbagetown's historic streets.
Cabbagetown real estate has grown exponentially since its humble beginnings. The main drag Carroll Street has become the home of some nice restaurants and makes a great people-watching spot. Beginning in 1996, the mill itself has been renovated into the nation’s largest residential loft community — the Fulton Cotton Mill Lofts — which houses everyone from artists and musicians to business professionals. The neighborhood's main festival is the Cabbagetown Reunion, known colloquially by long time residents and displaced residents as "the vegetable", which takes place in the summer. The Chomp and Stomp bluegrass and chili festival takes place in November. You’ll also find popular restaurants like Agave, the Carroll Street Cafe and Six Feet Under as well as the historic Oakland Cemetery, where many of Atlanta’s most famous residents, including Margaret Mitchell are buried.

Candler Park is a wonderful neighborhood with beautiful 1920s Craftsman bungalow homes, excellent parks, and a fun business district located on Atlanta's east side near Emory University. The majority of homes in the neighborhood have been renovated and many are true showplaces. Candler Park is a neighborhood with a true sense of community where neighbors know one another and socialize. It is also one of the few neighborhoods in the city that has basically everything you need -- from it's own business district (plus Little Five Points and the new Edgewood Retail district nearby) to wonderful recreation venues, and super-easy access to MARTA rail. It's also just minutes from just about everything else you might want -- Emory University, City of Decatur, Downtown Atlanta, Midtown's arts venues, Virginia-Highland, and the interstate!

In real estate, location is everything. In Chamblee it's just a fringe benefit. Buckhead is only four miles away. But with MARTA's easy downtown access, the DeKalb Peachtree Airport's easy air access, and more than fifty different ethnic restaurants and shops, Chamblee isn't far from the rest of the world either. Young, first-time home buyers who want to live inside the perimeter are flocking here. We also have more than our share of antiques. Chamblee is nationally known for "Antique Row", Great Gatsby's and 150 other antique and collectible dealers.

The City Of Clarkston owes much of its beginnings to the Georgia Railroad. In the 1830’s, the Georgia Railroad built a rail line through what is present day Clarkston to connect the merchants of Athens with outlets in Augusta and South Carolina. Because the railroad made Atlanta so accessible for commuting, Clarkston became a community of homeowners who worked in Atlanta. Clarkston became one of the South’s first “suburban” communities. Commuting citizens accounted for much of Clarkston’s early growth. The City of Clarkston is centrally located in DeKalb County approximately 10 miles northeast of Atlanta and 5 miles east of Decatur and 5 miles west of Stone Mountain. Clarkston has remained a small city, encompasses approximately 700 acres or 1.1 square miles. The residents and elected officials of Clarkston have enjoyed the small town feel and have therefore never striven to greatly expand the boundaries of the City. Today the railroad still runs through Clarkston as a steadfast reminder of the cities historic beginning.

Founded in 1823, Decatur is the second oldest municipality in the Atlanta metropolitan area and the seat of DeKalb County. The courthouse square in downtown Decatur is located on a rise of land where two Indian trails once crossed. Historically, the courthouse square served as the community gathering place. Today it continues to be the focus of festivals and special events, and serves as the heart of the community. Forget about driving out to the mall, hunting for a parking space and trudging through the same old places! Instead, head for the City of Decatur – your "mallternative" for shopping, dining and nightlife. You'll find more than 200 storefront shops, restaurants, galleries, services and performance venues set along tree-lined streets all around downtown and in Oakhurst village, just south of the square. Art galleries continue to spring up around Decatur, bringing a mix of fine art, shopping and nightlife, with openings, exhibitions, and collectible works for sale in a variety of media. Shopping is an adventure in our charming storefront shops where merchants welcome you with one-of-a-kind finds and personalized service. Located inside I-285, just minutes east of Atlanta and minutes west of Stone Mountain. There's plenty of parking and easy MARTA access. Decatur is home to many fine professional and service businesses.

DeKalb was established as Georgia's 56th county and is situated on a natural ridge that runs between Atlanta and Athens, the Continental Divide. The southern boundary is the South River and the northern boundary is the Hightower Trail, a trading path used by Indians. The county has 269 square miles. DeKalb was established from parts of Henry, Fayette and Gwinnett Counties with the General Assembly of the State of Georgia appointing five commissioners who picked land lot 246 in the 15th militia district as the county site. The area, located at the southwest end of the city's Central Business District, is in the midst of a renaissance, with these old commercial structures being turned into dramatic loft homes for the many people attracted by the prospect of living Downtown. Centennial Hill is a multi-block, mixed-use development planned for the area north of the Inforum adjacent to Centennial Olympic Park. Centennial Hill commands one of the most visible sites in Downtown Atlanta and bridges two major urban districts. The development will include a large number of apartments and condominiums as well as retail, restaurants, and a children's museum. Centennial Place Located on the former site of Techwood and Clark Howard Homes, the nation's first public housing project, this innovative, large-scale residential project was developed through a public-private partnership. It was the Atlanta Housing Authority's first public housing/mixed-income initiative and includes a wide range of apartment sizes with rents varying by income. The neighborhood, now called Centennial Place, is unusual, and urban planners said it is successful, because it is a mixed-income, mixed-use community. In addition to the planned socio-economic mix, the 60-acre community includes a new school, a new YMCA center, a new police mini precinct and a renovated community center. Developers are working to attract a grocery store and retail outlets, as well. Fairlie-Poplar The Fairlie-Poplar National Register Historic District provides a rare glimpse into Atlanta's past, visually illustrating its transition from a fledgling, commercial railroad town in the early 1800s to a modern city of skyscrapers today. Atlanta's oldest high-rises, which were concentrated in the area, today stand side-by-side with three and four-story buildings typical of the earlier Victorian period. Nowhere else in Atlanta can one find such a great variety of architectural style, scale and materials intermingled in a charming pedestrian-scaled environment. Marietta Street Artery Unofficially beginning Downtown at Centennial Olympic Park and following what was once the Western and Atlantic Railway, this historical neighborhood extends approximately three miles to the northwest on a path emanating from Underground Atlanta. A linear collection of old buildings along the railroad, the Artery has garnered many names over the years including the Marietta Street Corridor, the Marietta Street Historical Industrial Corridor and The Marietta Street Arts Corridor. SoNo (South of North Ave.) formerly known as Bedford-Pine is Downtown's earliest redeveloped residential area; its first condominiums opened in the mid-1970s. Since then, this neighborhood has added a mix of condos, apartments and single-family homes, and a neighborhood commercial center. Sweet Auburn The rich history of the Sweet Auburn District proves that success against all odds result when individuals invest in their community. This refurbished neighborhood combines a taste of the old town with an edgy modern flavor.

The Druid Hills Neighborhood is quite old and is home to a large number of Atlanta's historical and cultural landmarks. One of these is the home that was used in the filming of the Academy Award winning movie "Driving Miss Daisy". Two architects, Lewis E. Crook Jr. and Ernest Ivey, made their mark on the neighborhood by designing a number of the homes in the area as well as Druid Hills High School, and many buildings on the Emory University campus. Crook and Ivey were influenced by architect Neal Reid whom they worked under before establishing their own firm. Other architects included Philip Shutze, Walter Downing, Thomas Windham, and Arthur Neal Robinson Sr. Druid Hills, planned by America's most famous landscape architect Fredrick Law Olmsted, is a tree-shaded neighborhood of winding streets and small parks. Beginning in 1900, many of Atlanta's wealthiest citizens chose to live in Druid Hills. They hired some of Atlanta's most noted architects to design their homes. The result is an eclectic mix of architectural styles nestled into the curving topography of the neighborhood. The National Register of Historic Places recognizes Druid Hills. History of Druid Hills - In 1812, the area now known as Druid Hills was surrendered by the Indians to the government of Georgia. The land was surveyed and sold in lots of 202.5 acres. Residents of Georgia drew for the lots through a lottery. The area now bordered by Ponce de Leon Avenue, Briarcliff Road, North Decatur Road and Lullwater Road was eventually sold to Joel Hurt's Kirkwood Land Company in 1890 for $63,000. It was his idea to develop a community centered around a golf course. Hurt continued to buy acreage, accumulating 1,492 wooded acres and hired Frederick Olmsted to plan and design the community. Joel Hurt sold his property in 1908, for $500,000 to a syndicate headed by Asa G. Candler. Asa Candler had made his fortune from Coca-Cola. The headline in the Atlanta Journal on May 19, 1908 read "DRUID HILLS, JOEL HURT PROPERY, SOLD FOR A COOL HALF MILLION; LARGEST SALE EVER RECORDED HERE." On June 25, 1908, the area officially became known as "Druid Hills" by the DeKalb County Superior Court through a charter that was granted to Asa Candler's corporation.

Its convenience to shops, services, boutiques and restaurants makes this neighborhood one of the hottest in Atlanta. The new addition of the Edgewood Retail District features Target, Kroger, Best Buy, Barnes and Noble and other stores. Most nights you will find a live band playing in one of the many bars and music venues in the East Atlanta Village packed with neighbors eager to support the local music scene. The East Atlanta Community Association was founded to bring a sense of community into the neighborhood. This active group of residents protects and maintains the historic area by working closely with the Atlanta City Council, the Atlanta Police Department, the Atlanta Fire Department and one another. The Association beautifies the area by planting trees and flowers, cleaning up the streets and raising money to improve public facilities. Nestled just east of downtown, East Lake owes its heritage to the post-Civil War resurgence period, when Atlanta's first suburbs were formed as smog-free alternatives for newly wealthy city dwellers. A man named Mr. Bruce, who owned one of Atlantas many streetcar companies, saw an opportunity to build a community full of entertainment, prosperity and beauty and formed the East Lake Land Company. He purchased Meadow Nook Farm five miles to the east of downtown. The farm consisted of rolling hills and a valley with two creeks and five-spring watershed with the potential of becoming a dammed lake. In 1891 the marsh was cleared and a dam built to retain the water. East Lake is acre for acre the same today as it was the day it was built. The Land was subdivided around the lake into very small lots on one side, medium and large lots on the other, with larger tracks set aside for hotels, school, and mercantile.
East Lake was a popular vacation haven for Atlantan during the 1900s, attracting golf enthusiasts who wanted to play at East Lake Golf Club where golfing legend Bobby Jones played his first and last round of golf. The Grant Park Historic District encompasses one of Atlanta's oldest neighborhoods. The district includes Grant Park, a 131-acre green space and recreational area, and the residential neighborhoods surrounding it. This area is one of the most historically significant areas in Georgia, having developed during the American Civil War. Grant Park is the setting for "The Cyclorama," a 360 degree piece of artwork detailing the battle of Atlanta in 1864. A main figure in the years following the war was Col. Lamuel P. Grant, who originally donated the 100 acres of land that became Grant Park. Atlanta then purchased an additional 44 acres from Grant, and contracted the Olmstead Brothers to develop the area.
Cobblestone sidewalks wind their way through neighborhoods, with trees and streets and manicured gardens bestowing an air of serenity. One of the more distinctive fetaures of Grant Park homes are the retaining walls, which are an integral part of the topography, and add character to the already charming homes.
A failed circus gave birth to the eventual Zoo Atlanta when local lumber merchant George Gress purchased animals from the circus and donated them to the city in 1889. The city decided Grant Park was the best location for the zoo, and carved space out for the attraction. Later zoo expansions and parking requirements caused the removal of a portion of the lake. Joel Hurt’s vision of the garden suburb, a community convenient to the central business district yet alive with open park areas, curving streets and a country atmosphere, was realized in the 1880’s with Inman Park. Hurt set aside ten acres for Crystal Lake and Springvale Park in the center of the neighborhood where he brought in rare trees and shrubs, many of which were new varieties to Atlanta.
The much needed rebirth of Inman Park finally occured during the late 1970s. Restoration projects started to dot the streets, unveiling the grandeur that had been covered in dust and disregard for far too long. Residents began to restore not only the face of the neighborhood, but its sense of community and livelihood. When the Georgia Department of Transportation proposed the construction of a freeway that wuld cut right through Inman Park, newly committed residents fought back. After their success in derailing the DOT's plans, residents went on to champion re-zoning the area from industrial and commerical back to residential.

Like many cities surrounding Atlanta, Kirkwood developed on the streetcar line as a thoroughfare to Atlanta. Just five miles from downtown, the neighborhood’s location is perhaps still one of its best qualities. It offers a quiet retreat from city life while retaining much of the accessibility and convenience of an urban center. The neighborhood is also located on the PATH, a multi-use urban trail that is enormously popular with local cyclists, runners, walkers and skaters. It also falls directly between the Edgewood Retail District and The Kirkwood Station Mixed Use Project. As a neighbor to other great shopping and restaurant areas such as downtown Decatur, Little 5 Points and Virginia-Highland, Kirkwood is wildly popular with those looking for an in-town abode.
The former Kirkwood School is a handsome building that dates back to the city’s beginnings (cerca 1899) and is on the National Register of Historic Places. The primary building on the property’s south side was originally designed by John Francis Downing, the son of the noted Atlanta architect W. T. Downing. The school underwent a million-dollar renovation in 1997 and now serves as a trendy loft apartment building.

Lake Claire isn’t a lake at all. In fact, its name comes more so from the intersection of Lakeshore Drive and Claire Drive. The “shore” in Lakeshore refers to the long gone artificial Lake Ponceana. The neighborhood may also owe its roots in part to the Lake Claire Garden Club, which was founded in the mid 1930s.
Layout is perhaps Lake Claire’s most likable trait. The connected streets and presence of sidewalks and shops invite residents out for an evening stroll and neighborly conversation. There is an eclectic mixture of home styles from Craftsman homes to 50’s Cottages to more modern designs. Mature trees, parks, gardens and sidewalks maintained by Lake Claire Neighbors, Inc., the neighborhood’s association, add to the ambiance.
Lake Claire Schools Although it sprung from the very same roots as its intown neighbors, Little Five Points carved its own highly recognizable mark in Atlanta’s east side. A haven for bohemians, hippies, Rastafarians and other liberal types, this neighborhood has been likened to New York’s Greenwhich Village.
Little Five Points, also referred to as L5P or LFP, sprouted in the late 1800s when Joel Hurt and Samuel M. Inman decided to create a residential suburb in what is now known as Inman Park. With Atlanta's first electric railroad nearby, Little Five Points became a thriving commercial area and by the 1930s it was in full bloom with three grocery stores, four drugstores, three barbershops and three movie theaters. Racial and economic factors led to a sharp decline into disrepair during the 1960s and 70s, but like many of the surrounding neighborhoods, a trickle of residents returned prepared to resuscitate and revive the neighborhood to its original grandeur.

Some of Atlanta’s best attributes lie in the Midtown district, which is located slightly northeast of downtown. Midtown is host to world class arts venues such as the Fabulous Fox Theatre, the world-renowned High Museum of Art and the Tony Award-winning Alliance Theater.
Just around the corner, rolling green lawns, soaring Frisbees and lounging Atlantans can be found in Piedmont Park. The 189-acre park originally belonged to the Gentlemen’s Driving Club and was purchased by the city of Atlanta in 1904 to later be redesigned by the Olmstead brothers. Today, the park is alive with year-round events such as Screen on The Green, a summer series that plays movies for free in the park.

Morningside / Lenox Park/Morningside and Lenox Park, developed in 1931, are valued as "close in" neighborhoods with short drive-times that commuters outside the Perimeter surely must envy. Some 3,500 households strong, the area includes other neighborhoods - University Park, Noble Park, Johnson Estates and Hylan Park. All have contributed to the growth of Atlanta.Morningside Elementary opened in 1929. Originally, the school had six classrooms on the lower floor of the western side of the current building. Enrollment grew, and a new building was commissioned and completed in 1935, providing work for the unemployed during the Depression.Development of Noble Park, Johnson Estates, and Hylan Park began in 1930. A year later Lenox Park opened, featuring model homes with names like "The Barclay," "The Sussex" and "The Chateau." Atlanta architects Ivey and Crook designed the homes in Lenox Park.Interest and pride in the Morningside/Lenox Park area grew. In 1934, the Morningside Civic League beautified the neighborhood by planting crepe myrtles and dogwoods. Postwar housing shortages, coupled with FHA and VA loans, spurred more development after World War II.Today Morningside / Lenox Park is a historic, upscale residential neighborhood with many parks including Daniel Johnson Nature Preserve, Herbert Taylor Park, Lenox-Wildwood Park, Noble Park, Piedmont Park, Sidney Marcus Park, Smith Park, Sunken Garden Park, Sussex Park, Wildwood Gardens Park, Wildwood Urban Forest Preserve. |

Residents of Norcross enjoy the best of both worlds with quaint century-old homes shaded by broad-based trees with towering office complexes just around the corner. The area has a small town feel but is located just a short drive from the inner ring of Atlanta’s world-class amenities.
John Thrasher founded the city of Norcross in 1866 and named it for his good friend Jonathan Norcross, who was the fourth mayor of Atlanta. Cooler temperatures due to a higher elevation and a busy location near the first train stop out of Atlanta for northeast-bound travelers contributed to Norcross’s prosperity. It quickly became a resort town for Atlanta’s elite.
A web of sidewalks connects all sections of the city to the downtown area and several of the city's beautiful parks. These amenities offer a quiet community atmosphere centered around the downtown historic district.
![]() | |
Norcross maintained a strong business district from the very beginning. But throughout the technology and population bursts of the 1980’s, the Mayor and City Council fought to preserve the city’s charm. It is Gwinnett County’s only city on the U.S. Register of Historic Places, boasting 20 parks, four of which are named for prominent figures in Atlanta history.
Huge corporations, such as Lucent Technologies, lie in and just outside the city employing thousands of workers and contributing a great deal to the city and county tax bases. For this reason, Norcross attracts residents who work for these large companies and perpetuates a thriving business-residential community.

Northlake is located on the southern edge of Tucker, Georgia and just to the east of I-85 with a population around 22,000. The community is home to a large business community, a Westwood College campus and Northlake Mall.
As one of the area’s most popular attractions, Northlake Mall opened in 1971 with Davison’s, J. C. Penney and Sears. The mall was renovated in the early 1990’s and added a Parisian department store, a food court and an additional mall entrance.
Currently, the Northlake Community Alliance is supporting the Lavista Road Streetscape project, an undertaking that will give Northlake a more pedestrian-friendly atmosphere with six-foot sidewalks edged by trees and shrubbery.
Northlake is also home to Dresden Park, a 24-acre park with baseball and softball fields, a playground, picnic area and trails, as well as McDaniel Park and many private swim and tennis neighborhoods, which make this area a great place to live and work.

| Map of Oak Grove |
The Oak Grove neighborhood has evolved from a once sleepy dairy farm community to what can now be aptly described as a bustling metropolis where many dual-income families work at nearby Emory University, the CDC or CNN.
The neighborhood centers around the elementary school, which was named a Georgia School of Excellence in 2000 and the U.S. Department of Education honored Oak Grove with the distinction of National Blue Ribbon School of Excellence for the 2001-2002 school year.
![]() | |
Furthermore, the school consistently ranks in the top five in the county, often at number one.
Filled with tree-lined, winding streets, Oak Grove is a hearty mixture of homes built in the 1950’s and new construction. A wave of new construction hit the area a few years ago, leaving some residents in turmoil. Some residents believe the face of the community should remain as the simple ranch-style it has been since the 1950’s. Others welcome new construction.
Whatever kind of house these residents occupy, the Oak Grove is a great family area with side-walks, top-notch schools and a strong community spirit and a multitude activities and organizations for residents to enjoy.

| Battle for Atlanta |
Oakhurst, which is located in the southwest section of the City of Decatur, is one of Atlanta’s older neighborhoods. It began as a city of its own, but was incorporated into Decatur during the 1920s. Having been around since before the Civil War, Oakhurst has weathered many changes and has many stories to tell.
Front porch swings are common here, as are Arts and Crafts bungalows, sidewalks and parks. There are three parks in all, and they offer lighted softball fields, tennis courts, basketball courts, playgrounds, covered picnic facilities and more. The MARTA station at East Lake Drive and W. College Avenue anchors Oakhurst just minutes from downtown Atlanta.
But perhaps even more attractive than its location and amenities, is the fact the Oakhurst is rich in history. The area was involved in the Civil War because it lay along the railroad line running east from Atlanta, which was an important asset to the Confederate army. General Sherman’s army set out to destroy the railroad and a battle ensued, leaving the railroad under Union control.

| The Castle House of Oakhurst |
Another interesting structure is a house called the Castle House of Oakhurst. It is believed to have been constructed around 1900, but no original records can date it exactly, since the Oakhurst courthouse burnt down sometime before 1915. The home is made of rose quartz and stucco, as well as some granite from Stone Mountain. There is also an unidentified Civil War soldier buried on the property, according to the current owner, who said there was a hedge stone in the side yard when he bought it, but it apparently has since been stolen. The house sits at 138 Fayetteville Road and was constructed to be the identical twin of a home on the Rhone River Valley between France and Switzerland.
Besides a wealth of historic interest, Oakhurst has a flourishing business district and is a rock’s throw from Agnes Scott College, which was established in 1889 as the Decatur Female Academy. It was the first school in Georgia to be fully accredited and is still known for its high academic standards. The campus covers eight blocks and encompasses many residential properties and the Bradley Observatory.
With a mixture of Atlanta’s professionals, college students and long-time residents, Oakhurst is sure to remain a charming and significant portion of the Atlanta area.

The name Old Fourth Ward may sound peculiar to some, but it relates to Atlanta’s pre-1950’s voting district system, which divided the city into wards, or sections. This area of Atlanta, located slightly east of downtown, is recognized as the birthplace of two of Georgia’s most famous people, Martin Luther King, Jr. and Margaret Mitchell. The Martin Luther King Memorial is located here and is one of the most visited national parks in the United States. And rightfully so, since Martin Luther King, Jr. lived and preached most of his days in the Old Fourth Ward.
Part of the appeal of the area is its central location. The other is the varied historical architecture, which ranges from modest double shotguns to old brick factory buildings. Much of the area sits high on a ridge, offering incredible city views, which may be one of the main reasons many of the old warehouses and factory buildings have been converted into trendy loft homes.
![]() | |
This district has been through many phases. Auburn Avenue was once touted as the most prosperous African-American street in the world. Along with much of the rest of the intown neighborhoods, it fell into disrepair during the 1970s and 1980s, dubbing it Atlanta’s red-light district. In the 1990s, however, a greater police presence and a movement to clean up this historic area led to a revival.
Today, many of Atlanta’s most popular restaurants and retail stores are located here, including Lottafrutta and Thumbs Up Diner. Additionally, newcomers are invited to own their own piece of history in converted buildings such as Studioplex, a former cotton warehouse built in 1906 that has been transformed to 112 loft residences and 18 loft offices.

The Poncey-Highland neighborhood is named for the intersection of Ponce de Leon and North Highland Avenues and is situated on the east side of Atlanta, just south of Virginia-Highland. This part of town is perhaps the most interesting of Atlanta’s neighborhoods because of its hodge-podge of history, politics and notoriety.
![]() | |
| The Majestic Diner |
Here, newcomers will find the bright lights of the Majestic Diner, a 24-hour restaurant of the short-order type filled with red leather booths and a seat-yourself counter that has been in business since the 1930s. The area is also infamous for the Clermont Lounge, an adult entertainment venue that opened in 1965.
A few blocks down, the Jimmy Carter Presidential Library hosts readings, lectures and special events.
Manuel’s Tavern has been called “Atlanta’s quintessential neighborhood bar” by New York Times Magazine, and it is where Jimmy Carter first announced his intention to run for governor in 1970. Manuel Maloof purchased Harry’s Deli in 1956 to open his own neighborhood watering hole.
![]() | |
The building’s front is made of Stone Mountain granite, and the interior is one of a kind, with the etchings of its patrons on the bar along with plaques hung on the wall in remembrance of regulars who have passed. The building itself is more than a century old, and it contributes to the community as a forum for open debate. Maloof himself was very interested in politics and became the CEO of DeKalb County. Some refer to him as the “Godfather” of Georgia Democratic politics. Over time, noted personalities such as Maynard Jackson, Shirley Franklin and David Crosby came to Manuel’s to mingle and discuss current affairs.
Another piece of history that is located in the Poncey-Highland neighborhood is the old Ford Motor Company assembly plant. It is one of the earliest in the Southeast and it served as headquarters for the company’s southeastern operations from 1915 to 1942 when it was sold to the War Department for use as an Army-Air Force Storage Depot. Today, the building houses apartments and retail shops.
Residents of this neighborhood enjoy being in the hub of it all, with Virginia-Highland’s nightlife and restaurants just blocks away, cultural and political events happening daily at Manuel’s and the Jimmy Carter Library, and chunks of history such as The Highland Inn and the old Ford factory contributing to the urban landscape.

Reynoldstown is a residential neighborhood located about two miles east of downtown that borders the CSX rail line on its west side. The community originated as a post-Civil War haven for freed slaves who sought work with the railroad, repair shops or the saw mill. Two ranks of fourteen double shotguns line Chester Avenue, but the area consists mainly of Queen Annes, single shotguns, gabled ells and bungalows, and all are patched tightly together on small lots with uniform setbacks from the often narrow streets.
As one of the oldest African-American neighborhoods in Atlanta, it is believed to be named for Madison and Sarah Reynolds who moved to Reynoldstown in 1866 and were prominent and successful landowners. For many years, Madison Reynolds operated a store on Wylie Street. His son, Isaiah Reynolds inherited the family’s fortune and also became a town legend when he graduated from the original Clark College and expanded the family businesses.

| Reynoldstown Church |
Reynoldstown became a part of the city of Atlanta in 1909 and prospered along with it for many years. The railroad industry began to decline in the 1950’s, and because much of Reynoldstown thrived on the railroad, it suffered as well.
Today, however, the area benefits from the Inman Park/Reynoldtown MARTA station, which offers convenient public transportation to downtown. It has also seen an influx of new construction homes generally built to resemble the original architecture and style. Revitalization of the older structures has begun as have projects such as the Reynoldstown Civic Improvement League and the Reynoldstown Revitalization Corporation.
The neighborhood is also one that expects to see vast improvements as a result of the BeltLine project. The BeltLine is a 22-mile loop of historic railroad that encircles downtown and midtown. The intention of the project is to return a large amount of greenspace, to improve transit, and connect 45 intown neighborhoods, including Reynoldstown by enhancing mobility with parks, bike trails, sidewalks and accessibility.

| Riverside Is Located In The Northwest Quadrant of Atlanta |
Another community born of the railroad era, Riverside is an intown community dubbed the “Upper Westside.” The area, once referred to as Bellwood, is characterized by a bulky industrial streetscape with patches of vacant land and clusters of stores and residences.
Riverside was once inhabited by the Cherokee and Creek Indians, but by the time the Civil War broke out, the area had come under ownership of the Spink family and was run as a large plantation. Legend has it that Mr. Spink buried his gold somewhere on the estate to hide it from union soldiers.
In 1914, Mr. Spink’s daughter passed on and the estate was broken into smaller lots for houses and farms. The fledgling community began to grow and soon it had its own grocery, drug store and movie theater.
Many Riverside homes were built in the 1920’s and 1930’s to house the families of men who worked in the nearby railroad yards. The working-class community existed among a jagged industrial landscape that, as they entered the 1960’s and 1970’s, seemed harsh and forgotten.

Today, the Upper Westside is a distinctive area of town that offers excellent examples of adaptive re-use of original structures. Puritan Mill, for example, was a soap factory that is now used for loft offices and apartments and the King Plow Arts Center is housed in an 1890 plow factory. Now a hotbed of new construction and renovation, many art galleries and offices have opted to make this neighborhood home. Riverside is also home to some of Atlanta’s big-names such as Coca Cola and Georgia Tech.

| Map of Sandy Springs |
Although it is newly incorporated, Sandy Springs is Georgia’s eighth-largest city with around 85,000 residents. The popular city is located just north of Atlanta with convenient access to downtown, Interstate 285 and Georgia 400.
It’s no wonder why so many Georgians flock to Sandy Springs. Nestled near the Chattahoochee River, the beautiful city offers a wealth of outdoor recreation along with 11 city-owned parks. Not only is the area thriving with nature, it is a thriving business district as well. Five major fortune 500 companies, including UPS, Rubbermaid and Cox Communications call Sandy Springs home. In fact, two of the city’s principal skyline-markers are the Concourse office buildings, often called “The King and Queen” for the crown-like structures on top. These buildings provide more than 18 million square feet of office space and is the tallest suburban office structure in the country! Other notable organizations in Sandy Springs include Northside Hospital, voted Atlanta’s preferred hospital four years in a row, Scottish Rite Children’s Hospital and Saint Josephs.

Debate over incorporation began in the 1970’s when the city of Atlanta attempted to use a state law to force annexation of Sandy Springs. The Supreme Court of Georgia, however, ruled the law unconstitutional. As a result, the Committee for Sandy Springs formed in 1975. For years legislation was blocked because representatives of the city of Atlanta and southwestern Fulton County feared the loss of revenue. In June 2005, residents voted 94 percent to 6 percent in favor of incorporation.

Scottdale is an old mill town along the railroad tracks just east of Decatur. George W. Scott founded the village in 1900 to provide housing for the mill workers. The neighborhood consists mainly of tiny lots and homes mixed in with some newer developments such as Lantern Ridge, a townhome and singe family home community built in 2002.

Sketchworks, a cutting-edge comedy troupe that features some of Atlanta’s top working pros and is wildly popular with Atlanta locals, also resides in Scottdale.
The neighborhood offers a small-town feel, yet it is conveniently situated near historic Decatur and booming downtown Atlanta. A short drive lands Scottdale residents in the heart of one of the Nation's largest cities, yet home is quiet and full of history as some of the original mill worker's families still live in the nieghborhood.

Toco Hills is a suburban area just outside the city limits of Atlanta in unincorporated DeKalb County. The community has well-established subdivisions built in the 1950’s and 1960’s as well as a number of new subdivisions built in the last 10 years. Its convenient, close-in location with easy access to shopping, area parks and the interstate continues to attract a growing number of residents.
The name Toco Hills, some believe, comes from an informal abbreviation for “top of the county,” obviously noting the neighborhood’s geographical location in DeKalb County. Others say Clyde Shephard got the name from a Brazilian Indian word meaning “very good luck.” Shephard built the area’s first strip mall on North Druid Hills Road, which is an important landmark of the neighborhood.
The 150,000 square foot shopping center includes Publix, Kroger, Petite Auberge, L.A. Fitness, consignment shops and 25 other retailers. The shopping center is located at the intersection of N. Druid Hills Road and La Vista Road in the heart of the retail corridor serving Emory University, the CDC and more than 100,000 neighborhood residents.
Toco Hills is a walking neighborhood with leafy trees, green lawns and plenty of sidewalks. The neighborhood is close to Egleston Children’s Hospital, the American Cancer Society headquarters, W. D. Thomson Pak and Mason Mill Park. Toco Hills is also districted for some of DeKalb County’s best schools including BriarVista Elementary, Kittredge Elementary (a magnet public school for high achievers in grades 4-6), Torah Day and the Paideia School.

| Map of Tucker |
Tucker, located about twenty minutes northeast of Atlanta, has an ever-growing population of around 26,000. The area, although it has never been officially incorporated, has its very own zip code and is popular because it offers a great combination of quiet residential neighborhoods and a lively downtown district. It is said that if Tucker were incorporated, it would be the largest city in DeKalb County after Atlanta.
Its no wonder that so many Georgians choose Tucker as their home. It is located just minutes from popular attractions such as Callanwolde Fine Arts Center and the Fernbank Science center. It also offers four large parks and more than 110 acres of lakes, grassland and hiking trails for outdoor enthusiasts.
Anything a resident might desire is just a short ride away thanks to the local transportation network, MARTA, that links Tucker to downtown and surrounding neighborhoods.

Just a few miles northwest of Atlanta, Vinings is a thriving community with a quaint, small-town feel and a big history. The area was once known as Crossroads, most likely named for the main east-west thoroughfare, which is know called Paces Ferry Road, and its prime location near the Chattahoochee River. Beginning in the 1830’s, Hardy Pace built his empire in Vinings, operating a ferry across the river from Buckhead to Smyrna.
![]() | |
| Map of Vinings |
The area really began to take off when the Western and Atlanta Railroad laid tracks from Atlanta northwest to Chattanooga in the 1840’s. Vinings became a thriving construction station for the railroad.
Roughly 25 years later, General William T. Sherman made his way to Vinings on his March to the Sea during the American Civil War. Hardy Pace’s home was used as a Union hospital, but in the wake of Sherman’s path, like much of the rest of Atlanta, the home was reduced to a smoldering pile of rubbish.
After the war, reconstruction began and it became popular to take all-day picnics to Vinings to spend the day in the “spa” waters of the Chattahoochee. And along with the rest of America, Vinings grew to fit the needs of the times, paving roads for automobiles and constructing new homes and buildings. It did, however, maintain its small village feel with sidewalks and a hub of shops and Victorian-style structures in the downtown area.
This neighborhood is not only a great place to live, but also a great place to visit. Some of its attractions include the Pace House. The home that currently exists was constructed of salvaged materials from the original house and the slave house. The stone front steps are all the remains intact. Visitors and history buffs also enjoy touring the Yarbrough House, built circa 1880, and the Old Bridge at Paces Ferry.

| Shopping in Virginia Highland |
Virginia Highland, named for the intersection of Virginia Avenue and Highland Avenue, is most attractive for its friendly, laid back atmosphere. The neighborhood is located just five minutes northeast of downtown Atlanta and consists of six distinct commercial “villages” alternating with short, walkable blocks of charming bungalow homes.
An afternoon or evening stroll leads residents to art galleries, full-service day spas, fashionable salons, coffeehouses and trendy retail shops. Virginia Highland is well known for its restaurants and night life as well. Culturally, Virginia Highland has become a small musical center. It is home of the “Grape Tree” scene, which produces a variety of garage-rock bands and artists of the pop & rap genres. For blues music, residents can step into Blind Willie’s. For some of the best dining spots around, residents can stroll into American Roadhouse, Atkin’s Park or one of the many other popular choices.
This bustling in-town neighborhood was once threatened by a proposed freeway. Eleven homes were demolished before residents, including activist John Howell, could halt construction. A three-acre park now rests in place of the homes that were razed, and the suitably, residents named it John Howell Park.
